I know, I know—talking about budgets isn’t exactly the most exciting part of buying a home. But here’s the thing: figuring out how much house you can afford before you fall in love with that dream kitchen (or that dreamy backyard) is one of the smartest moves you can make. So grab your favorite coffee, and let’s crunch some numbers together!
The rule of thumb? Aim to spend no more than 28-30% of your gross monthly income on housing.
That includes your mortgage payment, property taxes, homeowners insurance, and HOA fees (if applicable).
Lenders will look at your debt-to-income ratio (DTI). In most cases, your total monthly debts (including car loans, student loans, etc.) should be under 43% of your income.
If your DTI is high, we can brainstorm ways to bring it down before you start shopping.
The traditional down payment is 20%, but many first-time buyers put down much less with loan programs that make homeownership more accessible.
Don’t forget about closing costs, usually 2-5% of the purchase price.
Be honest with yourself (and your wallet). You don’t want to end up “house poor”—that’s when you’re in a gorgeous home but can’t afford Friday night pizza with friends.
