About Simpsonville, SC

...and why I'm never moving!

I have been a Simpsonville resident and Realtor since 2003.  I moved from Pittsburgh, PA, and I thought I would create this page to let you know a little bit about what attracted me to Simpsonville, and what makes me want to stay.  My wife and I bought our first Simpsonville home in 2003, and sold that home 3 years later.  With no contingency to sell a home, we could move anywhere we wanted around the Upstate, but easily decided to stay right here in the Five Forks area of Simpsonville.
 

Location

When people call with questions about Simpsonville, it's actually not easy to explain its location.  Not all of Simpsonville is in the City of Simpsonville, and if you draw a map of Simpsonville mailing addresses, it actually looks somewhat like a kidney bean.  Having a Simpsonville mailing address, you can actually be closer to downtown Greenville than downtown Simpsonville.  In fact, you can live 15 minutes from downtown Greenville or you can be 28 minutes from downtown Greenville; all with a Simpsonville mailing address.
 
Simpsonville can be somewhat divided into two areas, based on the population/retail centers of Fairview Road and Woodruff Road.
 

Shopping and Dining

The retail centers along Fairview Road and Woodruff Road offer the vast majority of the national brands you may be looking to stay close to.  These includes Staples, Trader Joes, Lowes, Home Depot, Target, Whole Foods, Mimi's Cafe, Kohl's, Applebees, Old Navy, Buffalo Wild Wings, Costco, Sam's Club, Academy Sports, Quaker Steak and Lube, Marshalls, and plenty more.  In fact, nearly 100 restaurants aline a 5 mile stretch of Woodruff Road from Five Forks to Verdae Blvd.  A similar 5 mile stretch of Fairview Road (from SE Main Street to Hwy 418) is home to more than 40 different restaurants!
 
There is no shortage of shopping in Simpsonville, SC.  As mentioned above, you will find plenty of shopping in our area from national chains to local boutiques.  Simpsonville is located very close to The Shops at Greenridge (home to 47 stores, boutiques, and restaurants) and future home to Magnolia Park, which is currently under construction and will feature 700,000 square feet of retail space.
 

Real Estate

Simpsonville has been one of the major growth areas in the Greater Greenville area over the past 10 years, and continues to grow to this day.  To put it into perspective, 118 single-family homes sold in July 2011 for a median price of $187,842 in an average of 104 days.  In July 2002, 95 single-family homes sold in Simpsonville for a median price of $155,000.  A 24% increase in the number of homes sold, and a 21% increase in the median sale price.
